Proposed Zone Change at 4710 & 4722 Madison Road in Madisonville

 

Background

Oakley Capital Partners 2, LLC. is applying for a zone change at 4710 & 4722 Madison Road in Madisonville located across the street from Madison Bowl and an iStorage facility. The current zoning designation is Manufacturing General – Transportation Corridor (MG-T); the applicant is proposing a change to Commercial General – Auto-Oriented – Transportation Corridor (CG-A-T). This property is currently vacant, and this change would allow the applicant to develop a childcare facility, a restaurant, and retail space.

The site layout as proposed by Oakley Capital Partners 2, LLC. is permitted under the current MG-T zoning district. Additionally, the restaurant and retail uses are permitted with limitations on square footage. However, childcare uses are not permitted under the Manufacturing zoning district. When this proposal went through the Coordinated Site Review process, the Department of City Planning and Engagement suggested that the applicant apply for a zone change from MG to CG-A. With the passing of the Connected Communities ordinance in June 2024, the parcel was automatically rezoned from MG to MG-T because it is located along a major corridor. The zone change application was amended to account for that update.
