Removes the minimum lot size requirement of 700 square feet per residential unit (new construction) in all Commercial zoning districts.

Additional regulations:
  • 1 parking space required per unit

  • 50 foot Maximum Building Height in CN-P and CN-M, 85 foot Maximum Building Height in CC-P, CC-M, CC-A, and CG-A

  • No front setbacks

  • No side setbacks

  • 25 foot rear yard setback

  • Buffer yard standards (depends on adjacent zoning district)

Example: Construction of a new residential or mixed-use building on a 3,500 square foot lot

Existing regulations: A 5 unit building (3,500/700 = 5) could be built with 5 off-street parking spaces (5 x 1 = 5). Depending on the zoning district, the maximum height can be 50 or 85 feet. A 25 foot rear yard setback is required.

Proposed regulations: A 10 unit building could be built with 10 off-street parking spaces (10 x 1 = 10). Depending on the zoning district, the maximum height can be 50 or 85 feet. A 25 foot rear yard setback is required.

Differences: The 700 square foot per unit lot requirement does not apply, so more units could be built on this lot, as long as they meet the other requirements.
