Removes the minimum lot size requirement of 2,500 square feet per residential unit for two and three-family dwellings in the Residential Mixed 1-3 family (RMX) zoning district.
Additional regulations:
-
1 parking space required per unit
-
35 foot maximum building height
-
20 foot front yard setback
-
3 foot side setbacks
-
20 foot rear setback
-
Buffer yard standards (depends on adjacent zoning district)
Example: Construction of a new 3-family building
Existing regulations: A 3-family unit would need 7,500 square feet of lot area with 3 off-street parking spaces. It can be up to 35 feet tall, set back 20 feet from the front property line, 3 feet from the side property lines, and 20 feet from the rear property line.
Proposed regulations: A 3-family unit would need 3 off-street parking spaces. It can be up to 35 feet tall, set back 20 feet from the front property line, 3 feet from the side property lines, and 20 feet from the rear property line.
Differences: The 7,500 square foot lot requirements does not apply, so the three units could be built on a smaller lot, as long as they meet the other requirements.
