Existing regulations: A 5 unit building (10,000/2,000 = 5) could be built with 5 off-street parking spaces (5 x 1 = 5). It can be up to 35 feet tall, set back 10 feet from the front property line, 3 feet from side property lines, and 30 feet from the rear property line. Only 60% of the lot can be covered by a building.
Proposed regulations: A 12 unit building could be built with 12 off-street parking spaces (12 x 1 = 12). It can be up to 35 feet tall, set back 10 feet from the front property line, 3 feet from side property lines, and 30 feet from the rear property line. Only 60% of the lot can be covered by a building.
Differences: The 2,000 square foot per unit lot requirement does not apply, so more units could be built on this lot, as long as they meet the other requirements.
