Example: Construction of a new 2-family building
Existing regulations: A 2-family unit would need 4,000 square feet of lot area with 2 off-street parking spaces. It can be up to 35 feet tall, set back 20 feet from the front property line, 3 feet from the side property lines, and 20 feet from the rear property line.
Proposed regulations: A 2-family unit would need 2 off-street parking spaces. It can be up to 35 feet tall, set back 20 feet from the front property line, 3 feet from the side property lines, and 20 feet from the rear property line.
Differences: The 2,000 square foot per unit lot requirements does not apply, so the two units could be built on a smaller lot, as long as they meet the other requirements.

Example: Construction of a new multi-family building on a 10,000 square foot lot.
Existing regulations: A 5 unit building (10,000/2,000 = 5) could be built with 8 off-street parking spaces (5 x 1.5 = 7.5). It can be up to 45 feet tall, set back 20 feet from the front property line increasing up to 30 feet if the building is 45 feet tall, set back 5 feet from one side property line and 12 feet on the other side property line, increasing to 10 feet and 17 feet if the building is 45 feet tall, and 35 feet from the rear property line.
Proposed regulations: A 10 unit building (10,000/1,000 = 10) could be built with 15 off-street parking spaces (10 x 1.5 = 15). It can be up to 45 feet tall, set back 20 feet from the front property line increasing up to 30 feet if the building is 45 feet tall, set back 5 feet from one side property line and 12 feet on the other side property line, increasing to 10 feet and 17 feet if the building is 45 feet tall, and 35 feet from the rear property line.
Differences: The 2,000 square foot per unit lot requirement is now 1,000 square feet per unit, so more units could be built on this lot, but the new building must still meet the other requirements.
