Generally, plans and specifications are required for any new building, addition or alteration to an existing building.

A plot plan and/or site survey usually is required for exterior site work, building alterations, changes of use, new buildings and building additions.

You will need an energy report if you're constructing any new building or a commercial addition.

Who Can Draw Up Plans?

An Ohio registered architect or professional engineer must prepare plans and associated construction documents for new construction and major alteration work for buildings and structures regulated by the Ohio Building Code.

Alterations and repairs not involving the analysis or design of the means of egress, structural, mechanical, electrical, plumbing or fire protection are exempted from this requirement.

A homeowner or "person in control" may draw plans for 1-, 2- and 3-family detached dwellings.

What Should Be In My Plans?

Section 1101-21 of the Cincinnati Building Code and Section 4101: 2-1-19 of the Ohio Basic Building Code specify a complete description of information you must submit on the plans.

All plans must be drawn to scale and must accurately show all detail of proposed work.

Professional Signature, Stamp & Seal

Plans that require stamp/seal must meet the Cincinnati Building Code stamp/seal requirements outlined in Policy Directive No. 19 . All design professionals (Engineers and Architects) must be licensed in the State of Ohio.
